One fee, and a straight answer about it

Care, meals, laundry, housekeeping, activities, utilities and medication administration are covered by a single monthly fee — no per-service billing for the everyday things. There is no founder's fee, no life-lease and no large upfront buy-in of the kind some communities require.

Why there is no number on this page

Rates depend on the room and the level of care assessed, so we share them during a private consultation rather than publishing a number that may not apply to your situation. Every family also receives a full written Disclosure Statement listing services, fees and policies before any admission.

What you should expect, in writing

  • A one-time move-in fee applies, and it is not refundable. We tell you the amount before you commit, and it appears in the written Disclosure Statement.
  • A security deposit of one month's fee is held and returned within 30 days of move-out, less any documented damages.
  • Rates are reviewed annually, with 60 days' written notice before any change.
  • A small number of optional extras — salon visits, transport beyond the included monthly trip, a private telephone line — are billed separately at published rates.
  • Pre-paid fees are pro-rated and refunded for the unused part of the month on move-out.

Eight questions worth asking anyone

Take these to every home you visit, not just this one. A provider comfortable answering all eight is telling you something useful.

  1. The monthly rate for the specific room and the assessed level of care
  2. The move-in fee, and whether any part of it is refundable
  3. The security deposit amount and the conditions for returning it
  4. What a higher level of care would add to the monthly fee
  5. Published rates for the optional extras your family will actually use
  6. How much notice you get before a rate change, and what has driven past increases
  7. What happens to the fee if needs change part-way through a year
  8. The notice period on both sides if the arrangement ends
